Do I need to attend the Inspection?
No, you aren't required to be present for the inspection. Our recommendation is to arrive toward the end of the inspection, that way if you have questions the property has already been inspected so we will be able to answer them.
The usual procedure is for the real estate agent to open up for us and attend the inspection for you.
You are welcome to discuss any concerns over the phone after you have read the report.
Do you have insurance?
Yes. We are insured for $1m professional indemnity and $10m public liability. It's peace of mind and a safety net for our customers but we never expect it to be used. Contact us here to request an insurance certificate of currency.
How long will the Inspection take?
The time will vary depending on both the size, type and condition of the property. For most homes, 1 hour to 90 minutes is typical, for a 2-3br unit 45 minutes to 1 hour. For larger homes, and/or homes in poor condition, it may take longer.
I need my report fast, when can i get my inspection?
We can usually do your inspection with one day notice, sometimes same day. And if we inspect before 12 noon you'll receive your report that afternoon. If your inspection is in the afternoon you'll receive your report the following morning. Yes we're fast! Go here now to book your inspection. Is there a contract to sign?
Not so much a contract but as per Australian Standard 4349.1-2007 you need to fill out the pre inspection agreement and booking form here.
What does your property inspection include?
Our inspections and reports are carried out in accordance with Australian standards AS4349.1-2007 (building inspection), & AS 4349.3-2010 (timber pest inspection).
Subject to safe and reasonable access the inspection will normally report on the condition of each of the following areas of the property:
- The interior
- The roof void
- The exterior
- The subfloor
- The roof exterior
- The yard and fences
- Major defects in the above areas
- Minor defects in the above areas
- Termite activity and/or termite damage in the above areas
- Comments/summary on the property and inspection
What exactly is a property inspection?
Depending on the type of inspection, the correct definition is "an objective visual, non invasive examination of the physical structure of a property, from the roof to the foundation" The above can apply to a building or timber pest inspection.

What is the cost of an inspection?
We have a pricing page here but to answer quickly a building and pest inspection for a unit is $445 and a house is $495.

Who should get a property inspection?
Buyers (Pre Purchase Inspection), Sellers (Pre Listing Inspection), Private sellers (Pre Sale Inspection), Investors (Pre Purchase Inspection) or anyone interested in the current condition of their home should have an inspection carried out.
Why can’t I do the inspection myself?
Even if you are familiar with home construction, you still don't have the knowledge, training and experience and the specific skill of a professional home inspector, not to mention the tools and technology available to inspectors.
Beside the expertise and experience a professional inspector brings, it is important to remember that the inspector remains an impartial non emotional third party.
If you are buying or selling a house, it's impossible for you to remain completely unemotional about the house, and this may alter your judgment, especially if you are selling as you most likely have lived in this property for along time.
A property inspector will provide a professional, unbiased, new set of eyes reporting of the facts.
Why do I need a property inspection?
A home is the largest purchase most people will ever make. It makes sense to find out as much as you can about the house you are interested in before you buy. That way you can avoid costly surprise repairs (possibly major) and problems after your purchase.
A professional inspection and report will give you a clear picture of the minor and major (if any) defects a property has. To bypass a pre purchase inspection is risky business, especially with older properties. An inspection costs about 0.05% or less of the purchase price of a property. Cheap peace of mind indeed.
If you are selling your home, a listing/vendor inspection will point out any potential problems that might be uncovered later by the buyers' inspector. Finding them early will allow you to address them before listing your home, making for a faster and smoother sale and eliminating or at least minimising their opportunity to use the building report as a negotiating tool.
